Hines Begins Work on Master-Planned Community in Fort Worth

The firm has broken ground on the first 400 single-family homes at Wildflower Ranch, where it plans to develop a total of 3,300 residences.

Four hundred homes will be built by Hines at Wildflower Ranch in the first phase of a 3,300-single-family residential master-planned community on 1,100 acres north of Fort Worth, Texas. Construction has begun on the initial homes with delivery slated by summer 2021.


A group of premier homebuilders will be constructing the initial phase including Beazer Homes, Bloomfield Homes, Gehan Homes, Highland Homes and Lennar Homes. Leading the overall development of Wildflower Ranch will be Goodwin & Marshall, civil engineering; Cody John Studios, landscaping and amenity design; and Conatser Construction and RPM X Construction as contractors of the master-planned community.

Wildflower Ranch will be a family-focused master-planned community and is located adjacent to Highway 1134 and US Interstate 35W in the Northwest ISD. The developer is also planning a new school at the site for the school district. Located in the growing area north of Fort Worth, the property is convenient to the region’s booming employment market as well as entertainment and shopping areas like the Texas Motor Speedway, Tanger Outlet Mall and Alliance Town Center.

The massive property will feature a resort-inspired lazy river, trails, recreational space including multiple playgrounds, a community pavilion and gathering areas and programming for the nearby Harriet Creek. The expansive lazy river will also have shaded gathering areas and a lounging pool deck.  

HINES PROJECTS

Hines, an international real estate firm based in Houston, is developing other residential projects in the region including The Victor, a 39-story luxury apartment tower in the Victory Park development near downtown Dallas. Construction is underway with completion slated for the second quarter of 2021. In Houston, Hines is teaming up with Cresset Wealth Advisors and Levy Family Partners to develop The Preston, a 46-story luxury rental tower that will be the tallest residential building in downtown Houston. The 373-unit building is expected to be finished in later 2022.

The firm has been busy with residential and mixed-use projects across the nation in recent months. In late July, Hines was part of a joint venture with Capital Broadcasting Co. and USAA Real Estate that announced plans to develop a 700,000-square-foot mixed-use project in downtown Durham, N.C., that will feature 350 units in a 14-story residential building, retail and more than 300,000 square feet of space in two Hines T3 creative office buildings. T3 stands for Timber, Transit and Technology and uses an all-timber construction. Other multifamily projects are planned for Concord, Calif., and Phoenix.
